Niche Process
The Niche Construction Management process can be broken down in the following steps:
Pre Project Phase
- The client contacts the Niche office by phone with the project summary brief.
- The client emails or faxes the drawings to the Niche office. If drawings have not been developed, Niche can help in three ways:
- Niche can provide the client with obligation free floor plans tailored to specifications
- Niche can help engage the services of an architect or designer on the client's behalf
- Niche can liason with the client's nominated architect or designer
- The pricing process usually takes around a week to complete and includes content clarifications and exclusions.
- Niche is happy to provide a revised quotation to reflect value engineering or alternative methods.
- The quote will be submitted by email (.pdf), fax, or both.
- A quote can be accepted by signing the back page and faxing or emailing it back to the Niche office.
- Niche can provide one of three contract types:
- Fixed lump sum: Fixed total cost for project
- Project management: fee for the project management of client nominated subcontractors
- Construction management: fixed percentage of total construction value
Pre Construction Phase
- Before the construction process begins, the client receives:
- Samples of materials, fixtures and finishes
- A detailed programme of the construction process
- Payment schedule
- Deposit invoice
- Purchase orders
- Subcontractors to suppliers
- Site establishment
Construction Phase
- Variations provided in writing for client acceptance and approval for any additional costs that may arise in the construction phase.
- Extensions of time are requested for in writing to the client if extensions are necessary.
- For detailed projects a manual is provided with information on all finishes and warranties.
